CONVEYANCING
If you are looking to buy or sell a property, have paid off your mortgage or are planning for the future, we are here to guide you through the whole process. Whether you are a growing family, a first time buyer, a buy to let purchaser or are looking to downsize, we will do our best to explain and simplify the process.
MAKING A WILL
If you simply want to make things easier for those you leave behind, to ensure your assets go where you want them, to protect the interests of your children, or take steps to preserve your estate and make provision for possible long term care costs, your Will is a very important document. The preparation of a Will requires care and consideration and we will do our best to take account of all the factors that matter to you.
POWERS OF ATTORNEY
Power of Attorney allows someone to act on your behalf if you become either physically or mentally incapacitated or simply choose to have someone take over your affairs. We provide a full service – advising on the role and function of an Attorney and who might be the most appropriate person(s) to be your Attorney, preparing the documentation, completing the signing (including visiting you at home or in hospital if this is practical and mobility is an issue), completing certification, and attending to registration with the Office of the Public Guardian.
EXECUTRY SERVICES
Whatever the circumstances the period of time after a death can be very difficult, without the added stress of understanding what to do next and how to wind up the estate. We try to make this difficult time more bearable by taking on full responsibility for the administrative process of establishing the extent of the estate, preparing the Inventory, addressing any Inheritance Tax issues, liaising with HMRC, completing the application to the relevant Court for Confirmation, ingathering and distributing the estate.
NOTARISING & LEGALISATION
All of our solicitors are Notary Publics and can assist with notarising documents or providing a full legalisation service for foreign jurisdictions.
AGENCY COURT WORK
We provide firms of solicitors throughout Scotland with a comprehensive local agency service for civil proceedings in Livingston Sheriff Court.
